APPLICATION SCREENING GUIDELINES

We offer application forms to all persons who inquire at the office regarding available rentals.
We review completed applications in the order in which we receive them.
We may need from 2 to 4 business days to verify information on an application.

 APPLICANT SCREENING PROCESS

Each adult person must submit an individual application (this applies to married couples as well).
Each applicant is required to pay a non-refundable $40.00 screening fee (cash or money order).
Incomplete applications will not be reviewed.
We accept qualified applicants in the order in which their applications are submitted.

IDENTIFICATION

Applicants must submit at least one copy of identification with photo ID (example: drivers license).

PRIOR RENTAL HISTORY

Rental history of at least 1 year must be verifiable from unbiased/unrelated sources.
Applicants must provide sufficient information to contact past landlords.
We reserve the right to deny any application if, after making a good faith effort, we are unable to
       verify prior rental histories listed on the application.
Exceptions may be made for applicants with qualified co-signers or who pay increased deposits.
Applicants must not have prior eviction or judgment records due to lease violations.

SUFFICIENT INCOME/RESOURCES

Net household income shall be at least 2.5 times the rent of the apartment being applied for.
Income/resources must be verifiable through salary records, employer contact,
current tax records, and/or bank statements.
Employment of at least one year should be verifiable.
Debt to income ratio in excess of 30% may result in denial of application.

CREDIT/CRIMINAL/PUBLIC RECORDS CHECK

Credit checks and criminal/public records checks may be performed.
Negative reports may result in the rejection of the application.
Any individual currently on record for abusing illegal substances or with convictions for the
        illegal manufacture or distribution of a controlled substance will be denied tenancy.

SCREENING PROCESS

Based on the application, we determine whether the applicant meets our screening guidelines.
We verify income and resources.
We check with current and previous landlords.
We obtain credit, criminal record, background check and public records reports.
If we are unable to verify information on an application, the application may be denied.
